Quarterly: Clear Debris
Remove leaves, twigs and moss from the flat roof surface and around drainage outlets. In Godalming, properties near trees — particularly in Busbridge, Frith Hill and along the Lammas Lands — should do this monthly through autumn.
Twice Yearly: Check Drainage
Ensure all drainage outlets are clear and water is flowing freely off the roof. Standing water (ponding) is the single biggest cause of flat roof failure. After heavy rain, check for any areas where water is sitting rather than draining.
Annually: Surface Inspection
Check the entire surface for cracks, blisters, splits or areas where the membrane has pulled away from upstands. On GRP roofs, check for surface crazing. On EPDM, check seams and perimeter fixings. On felt, check for bubbling and felt-nail pop-through.
Every 5 Years: Professional Survey
Have a qualified roofer inspect the flat roof, check the deck condition underneath and assess the remaining lifespan. This is particularly important for felt roofs over 10 years old and for any flat roof on a property near the river where humidity accelerates degradation.
